Tips & Facts

HOW DO I PICK OUT FIXTURES?

There are two ways to choose plumbing fixtures, toilets, faucets, tubs, etc.
You can go to the big box stores, like Menards or Home Depot, choose what you like, bring them home, and call Kelly to come and install them. Kelly is happy to install any fixtures you have on site. However, Kelly will not warrant the fixtures. You carry the warranty on the fixture, and if there is a problem with the fixture, Kelly would have to charge you to come back, take out the problem fixture and install the replacement. A word to the wise, you may want to call Barb first before you shop to get suggestions about which brands to look at and which to avoid.

The second way to choose fixtures is to have Kelly Plumbing supply them. To do this, you need to go to a plumbing supply showroom that sells only to plumbing contractors. Call Barb at Kelly and she will advise you as to which showroom to go to depending on where you live and what you are looking for. Barb may also send Phil out to measure for the fixtures before you start shopping. After you make a selection at a showroom, Kelly will order it, pick it up, install it and warrant it. Please see our list of links for suppliers and showrooms on our Resources page.

WHY DOES KELLY CHARGE MORE FOR A FIXTURE THAN WHAT I COULD PAY AT A BIG BOX STORE?

Fixtures and plumbing materials can cost more when Kelly supplies them for many reasons. The main reason is that Kelly Plumbing warrants the product when we supply it. That means that if there is a problem with the fixture or part, Kelly will take it out and replace it at no cost to you. If you buy your fixtures or parts from a big box store, you carry the warranty, and Kelly will have to charge you if you ask us to remove it and put in your new fixture and parts.

Also, the big box stores buy in huge quantities from their suppliers, and of course, Kelly does not. We purchase all our fixtures and parts from very trusted suppliers. We are assured that the fixture and parts we get are superior quality and come from the top shelf. Finally, the fixture you get from the big box store may look the same as what Kelly supplies, but very often there are differences in the quality, the internal parts, and the finish.

Last, but not least, it does cost a huge amount of money to roll up a completely outfitted plumbing truck to your home, complete with a master plumber, licenses, bonds, insurance, workers comp, and an office to back the plumber up. This is our service, provided to you! You save money staying off the road searching for parts, making costly mistakes! You stay on your own job or with your family, doing what you know how to do!

WHEN SHOULD I REPLACE MY WATER HEATER?

The life of water heaters nowadays is about 12 to 15 years. After that, you are on borrowed time. Water heaters never start to leak or burst at a convenient time. You always run the risk of damage if it is leaking unbeknown to you. So, don’t gamble. Plan on replacing your water heater every 12 to 15 years. Call Barb to discuss which size and type is best for you.

SHOULD I DRAIN AND CLEAN MY WATER HEATER?

We don’t recommend it.

SHOULD I TURN THE WATER OFF TO MY EXTERIOR LAWN SPIGOTS IN THE FALL?

Please, please, please, turn the water off and drain your exterior lawn spigots every year! There should be a shut-off valve inside your house to do this. If you can’t find it, or don’t know how to do it, call Barb so we can arrange to help you. Your spigot can freeze, burst, or leak like crazy during the winter, or the first time you turn it on in the spring, if you do not turn it off and drain it in the fall. Remember, this is Minnesota. Every winter is cold enough to freeze your exterior plumbing.

Also, please do not leave any hose adaptors on the exterior lawn spigots. The spigot will not drain properly if you leave the adaptor on.

I WANT TO REMODEL OR AT LEAST REFURBISH MY BATHROOM BUT DON’T KNOW WHERE TO START. WHAT DO I DO?

Call Barb at Kelly! She can advise you on whether you need a general contractor to help plan the project, subcontractors to help with different aspects of a remodel, or just Kelly Plumbing to replace the fixtures. Depending on the size, scope, and difficulty of your remodel, she can direct you to dependable companies that can help you plan a complicated project, or just help with a facelift. If you are doing the work yourself, call when you have your plans made and we will advise you on the plumbing and fixtures selection. Please see our list of links for contractors on our Resource page. If you have no idea how to start, just call Barb. She will listen to your needs, answer any question (remember, there are no dumb questions), or refer you to a professional who can answer your question.

WHAT DO I DO IF THE TOILET “JUST WON’T TAKE IT DOWN”?

Plugged or slow toilets are a real pain, sometimes a real emergency! Good chance you need a professional drain and sewer cleaning service to clean your drain line. Sometimes, the toilet tank needs attention, but most of the time, you need a professional sewer cleaning service to clean it out properly. Please don’t put caustic cleaning products down your drain. It makes it more difficult and dangerous for the plumbing or drain cleaning service to work on your toilet. Kelly Plumbing recommends Midway Sewer Service for plugged toilets, sink wastes and floor drains.

HELP! HELP! MY FLOOR DRAIN IS BACKING UP!

Call Midway Sewer Service to clean out your floor drain. Most often, your problem is not a plumbing problem but a buildup of debris in your waste pipes, or believe it or not, tree roots growing into the lines. If there is still a problem after Midway Sewer Service cleans out the waste line, Midway will call Kelly and explain the plumbing problem to us. Midway is a very knowledgeable service and can advise us. After Midway has the line flowing freely, Kelly can come in and make any needed repairs. Midway Sewer Service is a professional, experienced service, family owned and operated. Kelly Plumbing uses them exclusively when we are on a job and need any waste line cleaned out.

THERE IS A GHOST IN MY TOILET!

We believe you! Does your toilet flush by itself? Does it cry and whine in the middle of the night? Do you hear knocking and banging in the pipes? A little scary, but not impossible. And yes, we can fix it, the toilet and the ghost. Very often the guilty party is a faulty ballcock in the toilet. Sometimes air is trapped in a pipe, sometimes the pipes need to be secured. Who knows? But we always get our man and we always get our ghost. Just call us. (We believe you!)

DO YOU DO ESTIMATES?

Yes and no! Kelly does provide written estimates for remodeling projects, power vented water heaters, water pipe replacement, and any unique and unusual plumbing projects or problems. We do not provide written estimates for service work. For service work, repairs and the like, please do call Barb at the office and she will be able to give you an idea of how much time your plumbing issue usually takes under normal and ordinary circumstances. Kelly Plumbing does all service work on a time and materials basis. We do not use a flat rate. You will be charged for the time we travel to your home and make the repair, plus the materials we need. We use this simple method without adding any extra charges.

HOW DOES KELLY PLUMBING OPERATE, HOW DO YOU CHARGE?

Kelly Plumbing operates on a time and materials basis, that is, we charge for the time we take to drive to your home and make the repair or install the fixture, plus the materials we use. We charge a minimum of one hour for any service call. That means you will be charged for an hour even if we make the repair in less than one hour. So, it makes good sense for you to save up your repairs to make sure you get your hour’s worth of service! If we are there for more than one hour, you will be charged on an hourly basis. For example, if we are there for 1.75 hours, you will be charged 1.75 times the hourly rate. There is no trip charge or truck charge, or this charge or that charge! Just the hourly rate, with a minimum of one hour.
